Burst Pipe Precautions

Major damage can often be avoided by taking  basic precautions.

• Locate the stopcock 'toby' before problems occur.  If possible keep a plumber's 'key' in a common area.  These are readily available from plumbers' merchants and  DIY stores.
• In the event of a burst, switch off the toby and remember to advise your neighbours that you have done so.
• If the electrical supply is affected, turn off the electricity at your meter.
• Puncture a hole in the ceiling to prevent plaster collapsing.

If flooding cannot be stopped by switching off the water, call an emergency plumber.  Please remember that you may be asked to pay the call out charge, before reclaiming this cost from your insurer if insurance cover applies.

The Small Print

Calling out a contractor out of normal business hours will incur higher than normal hourly rates.  You should only call an emergency contractor where absolutely necesary.

Tradesmen attending may ask for proof that your property is managed by Redpath Bruce, so please have a copy of your latest common charges account or other evidence available when they call.   

Tradesmen will only carry out 'making safe' work to the property at the time of the callout.  If follow up repairs are required these will be carried out during normal working hours.  Please contact our office on the next working day following the call out, and provide details of the repair to your property manager.

If you experience difficulty in contacting our emergency tradesmen, please contact an alternative contractor making certain that they are suitably qualified and insured to deal with the problem.  You must advise us on the next business day if you call out an emergency contractor.
