Built on Trust: Our Ongoing Partnership with AMA Homes
Built on Trust: Our Ongoing Partnership with AMA Homes
Great developments are built to last. Great working relationships should be too.
At Redpath Bruce, some of the partnerships we value most are those that have developed over many years, across multiple properties and through different stages of Edinburgh’s evolving residential market.
Our relationship with AMA Homes is a perfect example.
One of Edinburgh’s best-known independent residential developers, AMA Homes has been creating distinctive homes across the capital for more than four decades. Still a family business today, AMA takes a hands-on approach to development, with a focus on quality, attention to detail and creating homes that complement their surroundings.
They are values that align closely with our own.
Over the years, Redpath Bruce has worked alongside AMA across a growing portfolio of developments, including Falcongate, The Printhouse, The Pavilion, Springwell and Torwood.
Five very different developments, but one consistent relationship built on trust, communication and a shared commitment to maintaining quality for the long term.
From Development to Long-Term Community
For a developer, completing a building is a significant milestone.
For the people who move into it, however, it is really only the beginning.
The transition from development to established residential community requires careful management. Shared spaces need to be maintained, building systems understood and looked after, homeowners kept informed and future maintenance planned years rather than months ahead.
Most importantly, the standards established during the development process need to be protected long after construction is complete.
That is where a strong relationship between developer and property manager becomes particularly valuable.
Working together across successive developments allows knowledge and trust to build over time. Potential management considerations can be identified early, communication becomes easier and experience gained from established properties can help inform those that follow.
Our relationship with AMA has developed on exactly that basis.
AMA Homes’ Group Marketing & Sales Director, Behnam Afshar, has previously described the relationship as one of “very positive engagement”, highlighting the proactive involvement of Redpath Bruce’s senior team alongside the efficiency, diligence and knowledge of the property managers responsible for AMA developments.
For us, that word – proactive – is particularly important.
Effective property management shouldn’t simply be about responding when something goes wrong. It should be about understanding a development, anticipating what it will require and taking responsibility for protecting it over the long term.
The Printhouse – Giving an Old Building a New Future
The Printhouse in Canonmills is a great example of the kind of development that makes Edinburgh’s residential landscape so interesting.
AMA transformed the former George Waterston & Son print works on Logie Green Road into 19 loft-style apartments, bringing new residential life to a building with an industrial past.
Today, Canonmills looks very different from the neighbourhood it was even a decade ago. Former industrial and commercial sites have been redeveloped, new homes created and the area has become an increasingly established residential neighbourhood.
For a converted building such as The Printhouse, successful long-term management means recognising that the property has its own history, fabric and individual requirements.
The objective isn’t simply to maintain a building. It’s to help a carefully redeveloped property continue to work as a great place to live.
The Pavilion – Where a Lasting Partnership Began
Overlooking the Edinburgh Academy playing fields, The Pavilion at 25 Kinnear Road was one of the first AMA Homes developments entrusted to Redpath Bruce’s management.
Comprising 15 luxury apartments, the development combines extensive glazing with high-quality stone and brick finishes, while set-back upper floors create generous south-facing terraces. Underground parking and lift access throughout complete a development that reflects AMA’s attention to detail. For Redpath Bruce, The Pavilion also marked the beginning of a trusted working relationship that has since grown across some of Edinburgh’s most prestigious residential developments.
Springwell – A New Chapter for a Historic Edinburgh Building
At Springwell, AMA took on a very different challenge.
Situated within established walled grounds at the junction of Gorgie Road and Ardmillan Terrace, the former hospital was restored and converted to create 48 homes.
The development combines the refurbished listed building with contemporary additions and includes apartments, duplexes, townhouses and lodge houses within landscaped grounds. It was subsequently recognised as Scotland’s Development of the Year at The Herald Property Awards for Scotland in 2022.
Developments of this nature illustrate why property management has to begin with an understanding of the property itself.
Historic fabric brings different considerations from new construction. Landscaped grounds require their own maintenance strategies. A mix of property types creates different requirements for homeowners.
There is rarely a one-size-fits-all answer.
Our role is therefore not simply to apply a standard management model, but to understand what makes each development different and build its management around those requirements.
Falcongate – Contemporary Living in Morningside
Falcongate brings the AMA and Redpath Bruce relationship into another of Edinburgh’s most established residential neighbourhoods.
Located on Falcon Road West in Morningside, the development combines contemporary residential living with one of the capital’s best-known locations.
Again, its character and requirements are different from Springwell or The Printhouse.
And that matters.
One of the advantages of a long-term developer/property management relationship is that continuity doesn’t have to mean uniformity.
Every development needs to be approached on its own terms. The building, its communal areas, the expectations of homeowners and the surrounding neighbourhood all influence the way a property should be managed.
What remains consistent is the standard of service behind it.
Torwood – Protecting Something Exceptional
Few developments demonstrate AMA’s approach to Edinburgh property quite as clearly as Torwood.
Set on Corstorphine Road in Murrayfield, the wider Torwood development combines the restoration of an exceptional Victorian property with high-quality contemporary homes.
At its heart is Torwood House, a significant 19th-century villa with a fascinating history. AMA’s redevelopment gave the property another chapter, sensitively restoring the original house and creating Torwood House and Torwood House East while developing additional residences within the wider grounds.
Original architectural details were carefully retained alongside everything expected of a contemporary luxury home.
It is precisely the balance that characterises many of Edinburgh’s most successful residential developments: preserving what makes a property special while ensuring it works for the way people live today.
And that philosophy doesn’t end when redevelopment is complete.
Buildings of this quality require considered long-term care. Maintenance decisions matter. Long-term planning matters. The quality of contractors matters. Understanding the building matters.
Property management becomes, in part, an exercise in stewardship – protecting both the property and the quality invested in it for the future.
The Value of Continuity
The five developments couldn’t be more different.
The Printhouse represents the reinvention of Edinburgh’s industrial heritage. The Pavilion combines luxury contemporary living with an exceptional setting overlooking the Edinburgh Academy playing fields. Springwell transformed a former hospital into an award-winning residential community. Falcongate provides contemporary homes in established Morningside. Torwood combines new residential development with the sensitive restoration of an important historic property.
What connects them is an approach that looks beyond simply constructing and selling homes.
And that is where our two businesses have found common ground.
At Redpath Bruce, we believe the best property management relationships are partnerships rather than transactions.
Working repeatedly with the same developer creates an understanding that simply cannot be replicated through a one-off appointment.
We understand the standards AMA expects. They understand how we work. Our teams can communicate openly and directly. And the experience gained on one development becomes valuable knowledge that can be carried into the next.
Our role starts where, for many, the development process ends.
We take the finished building and help support everything that comes afterwards.
A Partnership That Continues to Grow
Our ongoing relationship with AMA Homes is one we’re extremely proud of.
When Behnam Afshar previously spoke about the partnership with Redpath Bruce, he explained that after initially placing The Pavilion at Kinnear Road in our care, AMA subsequently entrusted further major, high-profile developments to our team.
For a property manager, there is perhaps no stronger endorsement than a client choosing to work with you again.
And again.
Because ultimately, great property management isn’t simply about looking after buildings.
It’s about protecting the vision that created them, supporting the people who call them home and ensuring the quality invested in a development at the beginning continues to be felt for many years afterwards.
That’s the approach we’ve brought to our relationship with AMA Homes.
And it’s one we look forward to continuing.
