Below is a detailed progress update covering the project journey from June 2025 through February 2026, highlighting key milestones, conservation work and the final stages of completion.

Project Commencement – June 2025

The project officially commenced on site following a progress meeting on 19th June 2025. Full scaffolding was installed to the front and rear elevations to enable safe access and public protection while works progressed.

Key early activities included:

  • Front elevation cleaning works
  • Rear elevation cleaning
  • Roof stripping began on 16th June
  • Chimney inspections and preparation for repairs
  • Removal of aerials and historic glazed roof sections
  • Installation of site welfare facilities

Initial surveys confirmed no asbestos risks, and attic inspections were scheduled following temporary lighting installation. These early steps ensured a safe and well-managed start to the restoration programme.

Roof and Stonework Progress – July 2025

July saw major structural progress, with:

  • Full roof stripping completed (excluding the mansard)
  • New roofing felt installed
  • Rot discovered at rear eaves leading to further investigation
  • Lime pointing samples agreed for conservation works
  • Cement mortar removal continuing across elevations

Detailed stone surveys were completed to the front elevation, and chimney repair works advanced significantly, preparing the building for long-term durability.

Structural Repairs and Chimney Completion – August 2025

During August, the focus shifted to deeper structural repairs:

  • Over 20 rafter and joist ends identified for replacement
  • Attic clearance and insulation removal completed
  • Multiple chimneys fully repaired and signed off
  • Rear elevation mortar removal completed
  • Front elevation stone indents ordered

Scaffold reconfiguration allowed safe access for parapet repairs and future slating works.

Repointing and Leadwork – September 2025

By September, significant restoration milestones had been reached:

  • Chimney repairs completed and approved
  • Rear elevation lime repointing reached approximately 50%
  • Cement mortar removal progressed at the front elevation
  • New lead cloak detailing installed to roof areas

Weather protection remained in place while attic works paused temporarily until the roof was watertight.

Stone Repairs and Roof Preparation – October 2025

October marked strong visible transformation across the building:

  • Front elevation cement mortar removal completed
  • Approved pointing samples implemented
  • Stone repairs progressed systematically
  • Rear elevation repointing completed

Roof works on the rear slope neared completion, with front slope leadwork reaching 95% ahead of slating scheduled for early November.

Finishing Stages Begin – November 2025

The project moved into finishing phases with:

  • Mid-level stone repairs progressing
  • Grant-assisted window replacement discussions underway
  • Roof slating nearing completion
  • Common close ceiling and plaster repairs finished

Rot repairs in upper floor flats advanced significantly, works were completed and handed back to the owner.

Front Elevation Transformation – December 2025

December saw continued advancement across external works:

  • Natural stone pillars prepared off-site
  • Higher-level repointing underway
  • Rear elevation works largely completed aside from snagging
  • Attic insulation installation began

Front roof slating and leadwork were nearly finished ahead of the holiday period.

Major Milestones Achieved – January 2026

As the new year began, progress accelerated toward completion:

  • Rear elevation fully signed off
  • New stone cills and columns installed
  • Roof slating completed to front slopes and dormers
  • New safety anchors and communal aerial installed

Decoration works commenced within the common close, alongside proposals for improved stair lighting.

Final Stages and Project Close-Out – February 2026

The project has now entered its final phase:

  • Rear scaffolding fully removed
  • Front elevation stone repairs nearing completion
  • Pointing works approximately 95% complete
  • Mansard roof works fully signed off

Additional finishing works include:

  • Installation of new common close lighting
  • Final attic insulation sections
  • Window works and stairwell decoration
  • Drone photography capturing completed roof and rear elevation

Rot repairs progressed to final framing and sheeting, with sign-off expected imminently.
